Finding International Property in Fountainbridge/Craiglockhart, Edinburgh

Whether you're renting, buying or letting international property in Fountainbridge/Craiglockhart, Edinburgh, here's what to look out for.

If you're buying, a survey is worth the cost even on a property that looks move-in ready - problems that aren't visible on a casual viewing can be expensive to fix once you own the place. If you're renting, read the inventory carefully and photograph the property's condition on move-in day.

• If a landlord or agent refuses an in-person viewing, treat that as a warning sign.
• For shared or swap arrangements, agree bills, notice periods and house rules in writing from day one.
• Never transfer a deposit or holding fee before you've viewed the property in person.
• Check the EPC (Energy Performance Certificate) rating - it affects your running costs, not just the rent or price.
